THE PLAN OF ACTION TO GET YOUR HOME SOLD
  1. Prepare and supply you with competitive market analysis by physically previewing all the homes that are comparable to yours, so you know exactly how to price your home for optimum market position.
  2. Submit your home to the Multiple Listing Service (MLS) with its features and benefits.
  3. Provide you with a copy of the MLS for your approval.
  4. Submit copies of your listing to our company's sales staff for their waiting Buyers.
  5. Advise you of any changes you might need to make in your property to make it more "Buyer Appealing".
  6. Install the most nationally recognized yard sign to attract Buyers interested in the neighborhood.
  7. Install a lock box for convenient showing.
  8. Tour your home with my office's professional sales staff.
  9. Promote your home at Real Estate Board Meetings for maximum exposure to other agents.
  10. Hold a "Special Brokers' Open House" for the cooperating brokers that may have potential Buyers.
  11. 200 "Just Listed Cards" will be mailed to your neighborhood and potential areas, inviting the public to the "1st Open House".
  12. Deliver brochures of your home to out of the area brokers, such as San Francisco and San Mateo.
  13. Contact all real estate agents that have shown your home for their feedback.
  14. On a monthly basis, provide cooperating brokers with updated information.
  15. Hold an Open House once a month until your home is SOLD.
  16. Advertise your property in a recognized Real Estate magazine, such as the Harmon Homes.com
  17. Advertise in local newspapers and community bulletins, such as The Argus, The Daily Review, The Oakland Tribune, and San Francisco Chronicle.
  18. Your property will go directly into various top search engines on the internet such as Realtor.com, Yahoo classified and HomeGain.com.
  19. Your property will go directly onto my personal website www.AskMasoud.com and Prudential's website www.prurealty.com/MasoudDehdari.
  20. Your property will also appear on the Prudential In-House New listing site on the WebTop.
  21. Pre-Qualify all prospective buyers when possible.
  22. Keep you completely aware of all various methods of financing that the buyers may want to use.
  23. Assist you in arranging interim financing.
  24. Represent you upon presentation of all contracts to help you negotiate best possible price.
  25. Handle all follow-up and keep you informed on appraisal, inspections, loans, title and other closing procedures after the contract has been accepted.
  26. I will be with you at the closing date to make sure all charges are according to our contract.
  27. Deliver your check at closing.
  28. In case of you moving out of state or out of the Bay Area, I will provide you with all you need to know at no cost.
